Additional Pricing Information
Examples of things that influence costs that might reasonably be known at the outset are –
- New build
- Leasehold
- Shared equity
- Help to buy loan
- Help to buy ISA/LISA
Some additional costs can be predicted if they are things you choose to instruct us on and some cannot be predicted at the outset. Some examples may be –
- If we need to obtain copies of planning or building, regulation documents from the local authority – we will pass the cost on but will not make any charge ourselves for this.
- If we need to obtain a copy of a NHBC certificate – we will pass the cost on but will not make any charge ourselves for this.
- If we need to obtain a copy of a FENSA certificate – we will pass the cost on but will not make any charge ourselves for this.
- If we need to arrange an indemnity policy (e.g. breach of covenant or failure to obtain planning/building regulations) to cover a defect in the title of a property – we will pass the cost on and make a charge of £50 plus VAT for arranging it.
- If you require a declaration of trust, we will charge you for this. The cost will depend upon your requirements but as a guide, a straightforward declaration would cost £400 plus VAT.
- If the property involves a management company, then commonly we will need to obtain information from that management company. We will pass on to you the charges that are made by that management company. In addition, we will charge you £250 plus VAT for the additional work involved in dealing with that.
- If you buy a property that is leasehold or includes a management company, then we may need to give notice to the freeholder or Management Company that you have become the owner. Any charges for this will be dictated by the deeds and will be passed to you but we will not make any extra charges.
- If the property you buy is leasehold then we would expect to receive a management pack from the landlord or managing. Our fee includes reviewing this however, occasionally there will be more than one management pack – in this circumstance we would charge an additional £125 plus VAT for each subsequent pack.
- If circumstances arise whereby completion is less than 7 working days after exchange of contracts, then we will charge you an early completion fee of £100 plus VAT.
- If we need to obtain mortgage funds from a lender in expectation of a completion date which is not achieved, and have to return these funds, then in addition to the money transfer fee (£39 plus VAT) we will charge you £50 plus VAT for the extra work involved.
- If you are obtaining funding via the Help to Buy: ISA Scheme or Lifetime ISA scheme we will charge you £50 plus VAT per ISA for the extra work involved.
- If you are buying a property subject to an existing tenancy, then we will charge you £150 plus VAT for the extra work involved.
- If the title to the property you are buying is unregistered, then we will charge you £250 plus VAT for the extra work involved
- If a number of different people are providing funding to assist you as the purchaser, or if your funding is outside the UK, there will be additional charges incurred in verifying your or their identity and the source of the funds. This will be assessed on a case-by-case basis but as a guide the minimum charge will be £150 plus vat and you should budget for £75 plus VAT per additional party if there is more than one. This is budget figure only – it could be more depending on the circumstances.
- If a situation arises whereby a deed of variation of some sort is needed with a third party, then we would charge you for the extra work involved. It is not possible to say in a general sense what that would cost as such work would be dependent on the circumstances. We would charge you a fair amount dependent on the amount of work involved however, as a guide, a straightforward deed of variation would be £250 plus VAT.
- If, after your original mortgage offer is issued, a revised offer is issued then we would charge you £50 plus VAT for the additional time involved in reviewing each subsequent offer
This list is not exhaustive. It is simply to give some examples. Please note that where the cost we are passing on does not already include VAT we will in most cases be required to add VAT on to it.
