Termination Methods

There are a several ways to terminate a lease, the following being the most common, and we can advise which method is most appropriate to you:

Agreement to Surrender / Deed of Surrender – if both parties agree to end the lease

Forfeiture – landlord may be able to end the lease if the tenant is in breach of the terms of the lease

Break clauses – if the lease includes a break clause allowing the landlord and / or tenant to terminate the lease if certain conditions such as giving notice are met.

Landlord and Tenant Act 1954 – If the lease is protected under the 1954 Act and therefore has security of tenure, terminating the lease can be complicated if you are the landlord since the lease will continue at the end of the term and termination will depend on the lease coming to an end by either the landlord or the tenant.
